The house type in Walthamstow is generally Victorian and Edwardian with some Victorian “Warner” purpose built flats. A Victorian “Warner” flat was built to look like a Victorian Terraced house but with two doors at the front, where one door services the upstairs flat and the other the ground floor flat. Each flat also comes with its own private back garden. The Victorian “Warner” flat is quite common in Walthamstow, in particular around Lloyd park.
Creative Spaces will design, project manage and build your dream loft conversion in Walthamstow. House types in Walthamstow are particularly suited to dormer and Mansard loft conversions. Another type of loft conversion in Walthamstow, but which is less common, is a London (Butterfly roof) loft conversion, of which we have done quite a few in Walthamstow.

Types of Loft Conversions in Walthamstow
Victorian Terraced houses in Walthamstow work particularly well with L-shaped dormer or mansard loft conversions. This type of loft conversion generally increases the size of a property from three bedrooms to five plus an extra bathroom. We have also carried out several London “butterfly” roof conversions, which effectively adds a third floor to the property and can increase the number of bedrooms by at least two bedrooms. We have also worked on loft conversions in Victorian “Warner” flats. The first floor is suited for a dormer loft conversion adding a much-needed guest bedroom and bathroom to the property.
Rear Single Dormer
A single dormer loft conversion is one of the most economical ways to add space to your home. It is quite a simple and straightforward process and hence one of the most popular types of loft conversions. A rear single dormer conversion usually results in the addition of a large master bedroom with ensuite / shower room to the property.
Rear L-Shaped Dormer
An L-shaped dormer loft conversion is a very popular type of conversion for Victorian properties due their existing L-shaped layout. Detached, semi-detached, terraced, conversion and purpose-built flats all lend themselves to this conversion type. The additional loft space “L-shape” extends over the rear outcrop of the ground floor.
Rear Mansard
A rear mansard loft conversion is particularly suited to Edwardian and Victorian terraced houses as well as first floor flats. The party walls are built up in brick, typically London Stock Brick allowing the conversion to be the full width of the property.
Rear L-Shaped Mansard
A rear L-shaped Mansard is very similar to a rear mansard but simply extends out over the rear of the property to form another room. An L-shaped Mansard is particularly suited to a period property and a mid-terrace property.
Hip to Gable Rear Dormer
For a hip to gable loft conversion the roof hip is removed, a new gable wall is raised from the existing walls of the house and the remaining pitched roofline is extended to meet it. The gable wall is usually built up in brick or render to match the existing gable wall.
Velux Loft Conversion
A Velux loft conversion is the simplest of all loft conversion types and is also considered the cheapest way to convert your loft space. It doesn’t require any roof extension but simply a reinforcement and internal reconfiguration of the existing loft and addition of Velux windows to one or both sides of the roof.
London Roof Loft Conversion
A London roof, also known as a butterfly roof, is one that can be converted from front to back so results in one of the largest roof extensions. This conversion type results in the addition of a whole new floor leading to the same floor space as the one below.

Case Studies
Dormer Loft Conversion in Walthamstow
We completed a dormer loft conversion for a client in Walthamstow. This loft conversion was for a client that we had already completed a ground floor extension for a few year prior. We converted the loft in this Victorian Terraced property in Walthamstow, adding a bedroom and bathroom. To the rear of the property we built the dormer addition with large windows and a roof light in the hallway. To the front we added two large velux windows. Given the roof pitch at the front, we added lots of cupboards in the eaves for storage. We carried out all the design services for this project and guided our clients through the permitted development process and managed the projects from start to finish. Our highly skilled build team (who had previously worked on the property) worked efficiently and smoothly through the build delivering the project on time and on budget to our client. L-shaped Dormer Loft Conversion in Walthamstow
For this project in Walthamstow, we added an L-shaped dormer loft conversion to this Victorian Terraced property. The existing first floor in the property had 3 bedrooms and a bathroom. One of the bedrooms to the rear was a box room and the bathroom was very small and cramped for a family bathroom, furthermore it was the only bathroom in the property.
We converted the loft utilising the outrigger on the back of the Victorian property to give extra floor space. We added a rear dormer with a l-space space over the existing outrigger building. We added two bedrooms to the loft, one large bedroom with an ensuite at the front and a smaller room to the rear that doubled as a guest room and study.
As you walked up the stairs to the new loft conversion landing, we installed a large window with a window seat taking in the views of London. Beside the window seat was enough room for concealed storage. Both the smaller guest room/study and the larger bedroom had storage and wardrobe space installed. We manged to bring lots of light into the conversion with two Velux windows to the front and to the rear, a large window in the guest room / study. The landing benefited from a large window to the rear with a window seat and a roof light over the stairwell.
Creating this loft conversion for our clients allowed us to reconfigure the first floor. We converted the small box bedroom to the rear of the property into a large family bathroom with separate walk-in shower and bath. This allowed us to increase the size of the second bedroom on that floor. Overall we created a family home with 3 large bedrooms and a guest room / study with two new bathrooms, significantly increasing the space for this family.
