Case Studies

Dormer Loft Conversion in Brixton

On a tree lined residential street in the heart of Brixton, we carried out a dormer loft conversion on a Victorian Terraced house. This property was a two-bed terraced house, where we renovated the first floor and added the dormer loft conversion to the rear increasing the number of bedrooms to three and adding an extra bathroom. We ensured that the front of the property remained in keeping aesthetically with the surrounding properties and added the dormer to the rear. This gave a bedroom with a slope and velux windows to the front and a window to the rear and a bathroom. In the bathroom our client wanted to include a sauna, which meant that would couldn’t add any windows (at the rear) to the room. In order to bring light into the bathroom we added a large sky light over the shower which floods the room with plenty of natural light. The loft conversion is now the master bedroom for our client with plenty of storage space in the eves and a lovely relaxing bathroom with a sauna. The landing space also needed natural light, which we achieved through a velux window in the roof slope over the stairwell. Overall we created a beautiful, relaxing space for our clients.

Rear Dormer Loft Conversions in Brixton

We converted the lofts of two houses on the same street in Brixton. This is something we do a lot, where we either convert two houses that are side by side whereby clients are trying to achieve economies of scale or we carry out most of the loft conversions on the same street as we get recommended from neighbour to neighbour. In this particular case both houses were identical in their layout but were 10 houses apart. We added a rear dormer loft conversion to both houses. For both, we applied for and received a certificate of lawful development under permitted development. For all our projects that fall under permitted development we always apply for a certificate of lawful development. This is to ensure clarity and compliance for our clients.

Both properties are three-bedroom Victorian terraced houses that are a typical housing stock in Brixton. We added a rear dormer loft conversion to both houses. On the first house, we added a rear dormer which featured a large set of French doors and a Juliette balcony to the rear and Velux windows to the front. This Brixton loft conversion gave our clients two extra bedrooms and an additional bathroom to the property. The first-floor layout remained the same with three bedrooms and a separate bathroom and WC.

The second property again had a rear dormer addition but had three windows across the rear rather than French doors and a Juliette balcony. Our clients here had decided to convert their loft into a master suite with large ensuite bathroom. This gave the family a very large room on the top floor with windows to the rear and Velux windows to the front which drew in large amounts of light to the top floor.

Both of these loft conversions were the same size and carried out on houses that are identical in layout, but two very different loft conversions were achieved meeting both clients individual briefs on what they wanted to utilise the additional space for.
