What is a Wrap Around Extension?
Essentially a wrap around extension is a combination of a side return and a rear extension. Where you extend out the back of the house and to the side, infilling that space between the existing house and the neighbouring wall. This creates an L-shape around the back of your home and totally opens up the internal ground floor space at the rear of the property and makes space on two sides of your property.
Why add a Wrap Around Extensions?
An L-shaped extension is a great way of greatly increasing the floor area of your ground floor and allows you to reimagine and better utilise space at the back of your house particularly a utility room, under stair space and previous corridor space that can now be incorporated into a functional area. Outside, the extension might take from the garden area but it will incorporate that dead space at the side of the house. A wrap around extension in a Victorian terraced house, or an end of terrace house will transform your family day to day life giving you space to expand, socialise, and relax, making a big difference to your home and your life. It will also allow you to reclaim some of your existing space to make other parts of your home more amenable to your design ideas.
Do I need planning permission for a wrap around extension?
As with rear and side return extension, most fall under permitted development as long as you stay within the regulations. However, a period property may require planning permission. It is always advisable to check with your local council. Our design team have dealt with many London borough councils and can offer advice on planning. If you qualify for permitted development for larger single storey extensions (three to six meters beyond the rear wall of the original house), you will need to undergo a prior approval process called a Neighbourhood Consultation Scheme. Furthermore, building work involving shared boundary walls will also need to comply with the party wall act, whereby you would have to consult with your neighbours and gain a party wall agreement. It is also best to apply for a Lawful Development Certificate.
Wrap Around Extension Ideas
We have designed and build architect designed many L-shaped extensions in London. All of which have added stacks of light and space to properties. Some great features can be added to a wrap around extension including full glazed roof portion, velux windows, roof lights in the roof. Adding to the glazing element is full bifold doors to the rear and potentially an oriel window or French doors to one side. Again a mix of ceiling heights can add a definition to various functions of the room. For example a pitched room over a worktop draws light down to a high traffic work area and adds an element of interest. An oriel window with a L-shaped wall beside it can create a nook space for a table and chairs / dining space or a nice cosy space for a sofa. Glazing to the rear can also add a wonderful design feature to this space such as crittal style doors and windows or an unusually coloured window frame.
