A single storey extension is by far the most popular extension we do. It can take the form of a rear extension, side return or wrap around extension. The purpose is the create a larger living and dining space in your home. What types of single storey extensions are there?

There are primarily three kinds of single storey extensions:

  1. Rear / kitchen extension
  2. Side return extension
  3. Wrap around or L-shape extension

Rear Extension

A rear extension goes straight out from the back of the house a few meters into the garden. It usually gives a larger space with a better layout for a kitchen diner and using glazing at the end of the extension connects with the garden. The rear extension allows the layout of the kitchen to include a social space, a kitchen island and in some cases provision for a utility room or pantry between the existing property and new extension. A rear kitchen extension is typically a bright open space with plenty of roof windows and glazing to flood the space with light.

Side Return Extension

A side return extension is where a property has an elongated portion of the building sticking out from the back and to the side (left or right) there is either a narrow walkway to the garden or an unusable strip of land. The side is infilled to the neighbouring wall by extending out to it and supporting it with a steel structure. This opens up the kitchen space allowing more space for a kitchen and dining area. Typically it allows a fully glazed portion of the roof or velux windows which brings in acres of light to the space.

Wrap Around Extension

A wrap around or L-shaped extension extends both to the rear of the property and to the side with a side return extension on the ground floor. This is a great combination of a kitchen extension and side return, often giving you so much space that it combines a large kitchen, dining space and a seating area. Furthermore, varying ceiling heights add design flair and can really define spaces very well. These types of single storey extensions flood the space with light from the roof and the glazing to the rear.

Do I need planning permission for a single storey extension?

Permitted development rights allow you to extend your home without needing to apply for planning permission as long as specific limitations and conditions are met. However, if you want to exceed these, then it is likely that you would have to apply for planning permission.
