Side Return House Extensions London
London, Victorian terraced houses and semi-detached houses are particularly suitable for side return extensions where there is an existing kitchen jutting out from the building. One side can be infilled and the extension returning along the other side. Terraced houses typically have a wasted strip of land to the side, which is a perfect opportunity to create some extra room.

What is a side return extension?
A side return extension is where a rear extension is built but the extension also incorporates a space at the side between the existing building and the neighbouring wall that is either used as a walkway to access the garden or is a dead space. The return section of the extension infills this dead space giving a wider space. A side return extension typically provides more space in order to combine a kitchen, dining and / living space or a larger kitchen and dining space. This type of L-shaped extension is also a great way to create features that bring lots of light into your home with roof lights, a glazed ceiling and bifold doors to the rear.
Why add a side return extension?
Adding a side return extension also offers the ability to remodel your homes interior to make the most of the new addition. Knocking through, split levels and different ceiling heights can be messy and an inconvenient part of doing an extension but can also create some super features linking old with new, while creating a distinct identity for the new space. The addition of a side return extension can also add value to your home, by as much as 23% according to estate agent experts. However, the most significant benefit is the additional space achieved for your family. The kitchen is a key area and the busiest space in any home and has to be multifunctional. With a side return extension you can achieve that extra space and do it with some design flair too.
Do I need Planning Permission for a side return extension?
In most cases an extension can be built under permitted development but with some period properties planning permission may be necessary. It is always best to check with your local planning department. A condition of the planning permission may be to match the material to the existing building. This may be a tricky but ultimately a rewarding venture. If you qualify for permitted development for larger single storey extensions (three to six meters beyond the rear wall of the original house), you will need to undergo a prior approval process called a Neighbourhood Consultation Scheme. Furthermore, building work involving shared boundary walls will also need to comply with the party wall act, whereby you would have to consult with your neighbours and gain a party wall agreement. It is also best to apply for a Lawful Development Certificate.
Side Return extension ideas?
With a side return extension, there is the opportunity to create a show stopper extension with a bold design and cladding in a distinctly different material. Internally, the biggest design features include the roof windows and velux windows along with a fully glazed portion of the roof (typically along the return part between your original building and the neighbouring wall). This brings in acres of light to the space. Other glazing unique features include bifold doors and oriel windows. Furthermore, different ceiling heights add interest and definition to spaces within the extension. To see what your space can do speak with our design team.
